Address: This can be found within your booking once you have secured your holiday.

BBQ:  Each property has a gas barbecue for year round use, with fuel provided.

Bed Linen and Towels: Duvets and pillows (feather, down), bed linen and towels are provided. Slippers and towels are provided for use with the swim spa.

CCTV: CCTV covers some of the outside areas and the entrances to the properties.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 11am.

Coffee Machine: Both properties have a Tassimo TAS3102GB Coffee Machine, with an initial supply of pods provided, and at least 2 cafetieres.

Cots: 3 travel cots available on request. These are for infants aged 2 years and under. You will need to bring your own cot linen.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Holiday House.

Dogs: Sorry, this property does not allow pets.

Electric Vehicle Charging: There are 2 EV charging points at this property – just plug in to use at no charge to guests staying at the property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging at Holiday Homes).

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, tumblers, hi-balls and plastic glasses for use with the hot tubs), napkins. 

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee (sachets), sugar (sachets), washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, laundry pods, hand soap.
Luxury toiletries provided (hand wash, shower gel/shampoo and room fragrance). Hairdryers in all bedrooms. Iron and ironing board.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features:  2 private swim-spa/hot tubs, gym, 2 children’s play areas, gym.

Food Deliveries: Asda, Sainsburys, Tesco and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information. 

Garden: Large secure gardens with lawns, trees, mature shrubs, seating areas, outdoor furniture, bbqs, and play areas.

Guests: This property sleeps 20 guests in 8 bedrooms. 2 extra guest beds are available at an additional charge each. For more details please see the Floor Plans. 

Indoor dining and outside dining can be set up to seat 20 guests comfortably.

Highchairs: 3 available on request.

Kitchen/Utility: 

Bellus: 1 electric oven, 4 ring induction hob, US style fridge/freezer, dishwasher, microwave. Extra chest freezer on request. Washing machine and tumble dryer.

Formosa: 1 electric oven, 4 ring induction hob, large fridge, large freezer, dishwasher, microwave. Washing machine/dryer.

Music:  BlueTooth speakers in the open plan living spaces. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 9 vehicles.

Rooms: 

Bellus: 5 bedrooms (3 ensuite), family bathroom, open plan kitchen, dining and living room, gym.

Formosa: 3 ensuite bedrooms (3 ensuite), large open plan kitchen, dining and living room.

Room Configurations: 

Bellus: Bedroom 1 has a super king bed, Bedroom 2 has 2 super kings, Bedrooms 3 and 4 have a king size bed, Bedroom 5 has bunk beds.

Formosa: Bedroom 6 has a super king bed, Bedroom 7 has a king size, Bedroom 8 has a king size and 2 singles.

Swim Spa/Hot Tubs: Formosa has a 5m swim spa and Bellus has an 8m swim spa, both with swim jets and built-in hot tubs to one end. These can be heated to 40 degrees. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: Smart TVs in living areas and in Bedroom 1, with connection to streaming sites using guests own passwords.

Wifi: 5k extreme high upload and download (928.68mb download/109.28mb upload).

Please note that the following applies as per our Terms and Conditions and House Rules: No noise outdoors after 8pm and indoors after 10pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
